Portland housing market swings toward buyers
- Surveyors indicated that interest from home buyers and transaction numbers declined in the UK housing market during April 2025 following the end of the stamp duty holiday in late March.
- The decline in buyer interest, marking a third consecutive monthly drop with a net balance of-33%, reflects subdued spring market conditions amid economic uncertainty and tighter borrowing.
- Over the quarter leading up to April, there was a rise in demand from tenants even as landlords listed fewer properties, notably one- and two-bedroom flats in sought-after areas, which helped to prevent a sharper decline in property values.
- Simon Rubinsohn, RICS chief economist, stated, “the main reason for the dip lies in the expiry of the stamp duty holiday,” while Tom Bill of Knight Frank noted demand remains relatively robust despite April's lull.
- Short-Term market softness is expected to continue for several months, but longer-term forecasts show cautious optimism with 17% of surveyors expecting sales to rise and 39% anticipating price growth.
